Pope Field Terrace is a 56 unit new construction affordable housing development for families, comprised of one, two, and three bedroom apartments and will be located on Pearson Road in Easley, SC. The development will include a community building with a leasing office, community room, central laundry facilities, computer room, and fitness studio. Additional site amenities include community picnic shelters and a children’s tot lot.

The units will include a fully equipped kitchen, a patio/balcony, an outdoor storage area, washer/dryer connections and ceiling fans in all bedrooms and living rooms. Pope Field is conveniently located between two major shopping centers each anchored with a large chain grocery store.

Financing

Pope Field Terrace was financed with Low-Income Housing Tax Credit equity provided by Raymond James Tax Credit Funds, Inc. The project also received a loan from the Federal Home Loan Bank of Atlanta. The construction financing was provided by BB&T.

Broad River Terrace is a 62 unit affordable housing apartment development, located at 51 Kimzey Circle, off Old Hendersonville Hwy 64, between Osborne Road and Azalea Avenue. The complex is a traditionally designed brick and hardy-plank structure. Every unit has an enclosed patio or balcony. The complex offers excellent views overlooking the Broad River Valley with mountains in the background.

The development is Energy Star certified, providing tenants with walk-in closets, ceiling fans and energy efficient appliances in each apartment home. The complex consists of two and three story buildings. Eight units are handicap accessible. The apartments include one, two and three bedroom floor plans, ranging in size from 800 to 1,282 square feet.

The leasing office is located in the community building that features a common area with a complete kitchen plus a tenant fitness room. There is a technology center equipped with computers for tenant use. A central, as needed laundry facility for tenants is in the community building however each apartment has separate washer and dryer connections.

The site offers open space for outdoor activities including two gazebos with sitting areas that overlook the Broad River basin. For younger children, there is a fenced playground that offers healthy outdoor recreation.

Financing

The development of the project was financed using low-income housing tax credit equity provided by Community Affordable Housing Equity Corporation. The construction financing was provided by BB&T. A small permanent mortgage was provided by the City of Brevard through a Community Development Block Grant awarded by the NC Department of Commerce.

The Parker at Cone

Greenville, SC

Parker at Cone is a two phase new construction affordable housing development for families, comprised of one, two, and three bedroom apartments located in Greenville, SC. Phase one was completed in 2011 and has 64 units. Phase two of The Parker at Cone will have 56 garden style apartments and is scheduled to begin construction in 2013. The exterior design will be the same as Phase I creating the look of one continuous development. The development will feature four separate buildings and a community center that will house the manager’s office, common laundry, computer room, and a common area for the residents.

The development will also feature classes throughout the year on credit counseling, budgeting and counseling for first time homeownership. The overall benefits include providing affordable housing but will also act as a catalyst to see other economic development in the area.

The project was financed using low-income housing tax credit equity provided through Raymond James Tax Credit Funds. The project also received a small permanent mortgage through the Greenville County Redevelopment Authority. The project’s construction financing was provided by Bank of America.
